We are seeking feedback from the community on a potential update to the Architectural Regulations & Guidelines, specifically around garage orientation.
Currently, the guidelines state:
- A14.7: Large garage doors must not face the main street (front entry), golf course, or lake. Plants or shrubbery may be required to reduce visibility.
- A14.8: Detached garages may not be located forward of the front plane of the house.
These types of rules are typical for many HOAs for the stated goals of maintaining neighborhood aesthetics and preserving property values. By limiting the visibility of large garage doors from prominent public spaces like main streets, lakes, or golf courses, the focus stays on the home’s architectural design and landscaping, helping to create a more attractive streetscape. Detached garage placement rules also ensure that garages don’t overshadow the main home’s appearance, enhancing curb appeal and maintaining a cohesive look across the community.
Why we’re asking for input:
In some new developments, builders are designing homes that don’t fully align with these guidelines, leading to a conflict between current trends in home design and our existing rules. We’re considering updating the language to resolve these conflicts and better reflect the evolving design landscape.
We’d love to hear your thoughts on whether the rules should be updated to accommodate newer designs or remain as they are to preserve the original intent.
